ARCHITECTURAL CONTROL

82 submissions were considered by the commercial and residential review committees during the month of February. 74 were approved and 8 were either deferred or disapproved.

9 homes in the La Villita development were approved.

Submission fees for February 2005 totaled $3,840.00. $12,500.00 in fees has been collected year-to-date.

COVENANT ENFORCEMENT

85 issues have been resolved and 542 properties are being pursued.
23 properties were inspected in conjunction with estoppel and/or resale certificate requests.
Staff will be completing a follow-up commercial night light review by March 15.

COMMON PROPERTY

Ten new central irrigation controllers were installed on MacArthur Boulevard, Hidden Ridge Drive, Meadow Creak Drive and Walnut Hill Lane.

Electrical power installation for irrigation system on Lake Carolyn Boulevard was completed.

Coordinated with the City of Irving on sidewalk installations on Royal Lane between Parkridge Boulevard and Summitview Drive.

Pruning of major trees was completed on Hidden Ridge Drive, O'Connor Boulevard, University Hills greenbelts and parks as well as at the flower clock.

ALARM MONITORING/PATROL

Patrol / Dispatch Handbook of policies and procedures was updated.

For the month of February (as of 02/27/05) dispatch processed 2,147 alarms. Patrol responded to 227 alarms, of which 184 were deemed as "false alarms."

COMMUNITY RELATIONS

Prepared a presentation for the Las Colinas Parks Foundation regarding construction and co-op possibilities for an Irving dog park facility.
Assisted Irving Schools Foundation with its book drive.
Represented the LCA at the Dallas Business Journal’s "Best Real Estate Deals of 2004" awards ceremony.
Provided editorial assistance on marketing collateral for the Las Colinas Marketing Alliance.
Preparing for residential liaison meeting as well as new property manager meetings.

FINANCE AND ADMINISTRATION

· Collected $5,101,316 (99.03%) of 2004 assessments as of February 28, 2005.

· Completed 27 statements of account, 3 estoppel certificates and 26 resale certificates through February 28^th.

· Database maintenance included 32 property ownership changes and 1,258 updates.

· Financial audit in progress.

· Employee evaluations are being reviewed in all departments.
