ACTIVITY REPORT

March, 2005

ARCHITECTURAL CONTROL

94 submissions were considered by the commercial and residential review committees during the month of March. 76 were approved and 18 were either deferred or disapproved.

15 new homes were approved in the following developments: One in The Enclave, two in Cottonwood Valley, three in Cottonwood Hills, eight in La Villita, and one in University Park.

Submission fees for March 2005 totaled $4,780. $17,280 in fees has been collected year-to-date.

COVENANT ENFORCEMENT

86 issues have been resolved and 543 properties are being pursued.
28 properties were inspected in conjunction with estoppel and/or resale certificate requests.
Follow-up commercial night light review was completed.

COMMON PROPERTY

New central irrigation controllers were installed on Riverside Drive and Lake Carolyn Boulevard.

Groundcover beds were installed in Old Rochelle Park as well as at Northgate Drive and O’Connor Ridge Boulevard.

Installed three Bald Cypress trees in Rochelle Park. The trees were mitigated from the City of Irving Fuller Drive construction project.

Cycle one field mowing was completed.

ALARM MONITORING/PATROL

Attended the SIMS Security Software Conference for additional training on the LCA’s security software.

Attended the False Alarm Reduction Association’s (FARA) training course in Dallas.

For the month of March (as of 03/29/05), dispatch processed 3,022 alarms. Patrol responded to 227 alarms, of which 254 were deemed "false alarms."

COMMUNITY RELATIONS

Hosted LCA orientation gatherings for 51 new commercial and residential property owners.
Prepared and distributed informational letter to all members regarding the assessment rate increase.

Made a presentation regarding the Las Colinas development to members of Leadership Irving.
Producing first in a series of three hard copy newsletters which will be mailed to membership.

FINANCE AND ADMINISTRATION

Collected $5,103,722 (99.07%) of 2004 assessments as of March 30, 2005.
Completed 22 statements of account, 4 estoppel certificates and 23 resale certificates through March 30th.
Database maintenance included 50 property ownership changes and 500 updates.
2004 Annual financial audit is in progress.
