                                                              STAFF ACTIVITY REPORT

                                                                         MAY, 2003

 

 

ARCHITECTURAL CONTROL

 

·         113 items were considered by the ACC; 102 items were approved and 11 items were deferred or disapproved.

·         Five new homes were approved (one in Cottonwood Valley, two in University Park and two in Hackberry Creek).

·         One new commercial project (Tuscan Retail) was approved.

·         $8,035 in submission fees were collected during the month of May.

 

COVENANT ENFORCEMENT

 

·         123 issues resolved and 686 properties being pursued.  None have been referred to legal counsel.

·         Monitoring a large volume of roof replacements.

 

COMMON PROPERTY

 

·         Cycle-three mowing enforcement completed.

·         Installed pet pick up stations in Millswood Park (Northgate Drive and Sam Hill Street).

·         Installed four new centralized irrigation controllers in the areas of MacArthur Blvd./Northgate Drive near Cottonwood Valley, Hidden Ridge, and O’Connor Ridge.

·         Replaced sidewalk expansion joints in Millswood park area.

·         Enacted water usage plan per the City of Irving's water management/restriction guidelines.

 

ALARM MONITORING/PATROL

 

·         Annual UL Inspection successfully completed.

·         Purchasing a new security vehicle as part of the scheduled replacement program.

·         Coordinating arrangements for a meeting of all Las Colinas area security managers to be held June 26th.

·         Dispatch processed 2,919 alarms and Patrol responded to 322 incidents (as of 5-27-03). 255 incidents deemed as “false alarms”.

 

COMMUNITY RELATIONS

 

·         Followed-up with speakers and other inquiries regarding the May 8th Commercial Member Forum.

·         Presentation made to Irving Yellow Rose AMBUCS regarding Las Colinas and the purpose of the LCA.

·         Attended the Las Colinas/Valley Ranch apartment managers meeting to give a development update.

·         Continued to monitor and communicate Association’s concerns regarding proposed state legislation.

 

FINANCE AND ADMINISTRATION

 

·         Collected 99.58% or $5,855,622 of the 2002 annual assessments (as of 5-30-03).

·         Mailed the 2003 assessments on May 28th.

·         Completed 32 statements of account and 17 resale certificates in May. No estoppels issued.

·         Employee performance appraisals are underway.

·         Database maintenance included 87 property ownership changes and 213 updates.

·         Continuing to coordinate training of new database system for Association employees.
