ACTIVITY REPORT

AUGUST – SEPTEMBER 1, 2002

 

ARCHITECTURAL CONTROL

 

·        136 items were considered by the ACC, 118 were approved and 18 were disapproved or deferred.

·        Ten new homes were approved.

·        $4,870 in submission fees were collected during August and $52,680 in submission fees have been collected year to date.

·        Mobil station at SH 114 and O’Connor being replaced with convenience store / gas station.

 

COVENANT ENFORCEMENT

 

·        Development map updated.

·        1022 properties being pursued; 114 issues resolved; 4 issues referred to legal.

·        Property owner found in contempt and incarcerated for 3 days (issue: construction not completed).

·        Association awarded $172,250 judgment against one business (issue:  maintenance).

·        2 contempt hearings scheduled re: maintenance issues

 

COMMON PROPERTY

·        Sidewalk repairs for 2002 completed.

·        Installed new park bench in Rochelle Park dedicated to Stan Lynch.

·        Installed irrigation system from new bridge on Parkridge Blvd. to Royal Lane.

·        Scott Wilson completed the Community Association Institute’s (CAI) M-201 Management Course (facility management).

 

ALARM MONITORING/PATROL

 

·        Updated the Dispatch and Patrol Handbook as well as the Disaster Management Procedure, per UL regulations.

·        Completed the CAI M-201 Management course (facility management).

·        Security received 695 account change forms and set up 20 new alarm accounts.

 

COMMUNITY RELATIONS

 

·         The Irving Convention & Visitors Bureau Board voted at their August 26th meeting to continue forward with the Convention Center project.  Stormont will seek alternative funding for the proposed hotel.

·         TLCA is preparing for a new member reception for both commercial and residential new members (separate receptions) on the 10th of September at the Four Seasons Resort and Club.

 

FINANCE AND ADMINISTRATION

 

·         Collected 96.65% ($5,687,311) of the 2002 annual assessments, a 0.61% increase YTD from 2001.

·         Second 2002 delinquent assessment letter to be mailed out September 23rd.

·         Completed 52 statements of account, 6 estoppel certificates and 10 resale certificates for August.

·         Data base maintenance – 39 property ownership changes; 630 updates.

·         Phase II of the data base portion of the new computer system software is underway.

·         Annual meeting notices and proxies mailed out on August 27th.
