ACTIVITY REPORT

SEPTEMBER – OCTOBER 1, 2002

 

ARCHITECTURAL CONTROL

 

·        89 items were considered by the ACC, 73 were approved and 16 were disapproved or deferred.

·        Six new homes were approved.

·        $6,750 in submission fees were collected during September and $59,430.00 in submission fees have been collected year to date.

 

COVENANT ENFORCEMENT

 

·        1094 properties being pursued; 127 issues resolved; 3 issues referred to legal.

·        Filed third motion for contempt against property owner (issue: residential construction not completed).

 

COMMON PROPERTY

 

·        Installation of the centralized irrigation system has been completed on Flagpole Hill, Rodney Lane, Rosita Park and Northgate Blvd. to Rosita Lane.

·        Fall seasonal color installed.

·        Additional sidewalk repairs completed on Rodney lane.

·        General tree pruning is being completed throughout the property.

 

ALARM MONITORING/PATROL

 

·        Conducted an evaluation of alarm receivers to determine how to best keep them technically current.

·        Updated the response instructions within the monitoring software for two apartment complexes equating to 450 units.

·        Received and processed 553 account change forms and completed 15 new alarm set-ups.

COMMUNITY RELATIONS

 

·         Completed work with Cousins Properties and the Greater Irving-Las Colinas Chamber of Commerce on the 2002-03 Las Colinas Advertising Supplement of the Dallas Business Journal.

·         The Urban Center Property Managers as well as Special Events Task Force met on September 13.

·         Residential Liaisons met on September 25.

·         Finalizing plans for the October 23 Irving Town Hall Meeting/Candidates Forum co-sponsored by the Association.  The forum will feature State Representative District 105 and Dallas County Judge Candidates.

 

FINANCE AND ADMINISTRATION

 

·         Collected 98.05% ($5,771,089) of the 2002 annual assessments.

·         Finalizing preparations for the Association’s Annual Meeting (October 7).

·         2003 budget preparations are underway.

·         PBGC Form 1 (for the Association’s Retirement Plan) being completed for filing.

·         Completed 32 statements of account, 4 estoppel certificates and 9 resale certificates for September.

·         Data base maintenance – 32 property ownership changes and 519 updates.
