November 2005

ARCHITECTURAL CONTROL

The Architectural Control Committee considered a total of 86 submissions during the month of November. 70 items were approved and 16 were either deferred or disapproved.

The following multi-family projects were approved during the month:

855 Block Apartments: A 268-unit apartment complex located at 1851 Riverside Drive. The developer is Billingsley Lake Carolyn Partners.

The Delano: A 258 unit apartment complex at 1001 Lake Carolyn Parkway. Legacy Partners Residential is the developer.

A total of 18 new single-family homes were approved in the following villages:

Cottonwood Hills 2

Cottonwood Valley 1

La Villita 12

University Park 3

Submission fees for the month totaled $7,660.00. Year-to-date, $88,765.00 fees have been collected.

COVENANT ENFORCEMENT

106 enforcement cases have been resolved during the month. Currently 715 properties are being pursued and/or monitored. 22 of those properties have been referred to legal counsel, of which 11 are in litigation.

39 properties were inspected in conjunction with estoppel and resale certificate requests.

Conducted commercial night lighting review.

COMMON PROPERTY

Erected the holiday reindeer display at Island Greens.

Installed 11 central irrigation controllers as part of the 2005 capital improvement program.

Two new color beds were constructed. One is located at Walnut Hill Lane and MacArthur Blvd., the other is on MacArthur Blvd. at Byron way.

Median enhancements were completed on Walnut Hill Lane between MacArthur Blvd; and S.H. 114 as part of the 2005 capital improvement program.

Completed the Walnut Ridge median project which included installation of an irrigation system and turf, as well as planting trees.

ALARM MONITORING/PATROL

Reconfigured the security database, increasing capacity to allow for an additional 1,000 monitored accounts, in anticipation of future growth.

For the month of November (as of 11/29/05), dispatch processed 2,818 alarms. Patrol responded to 359 alarms, of which 278 were deemed "false alarms" following response.

COMMUNITY RELATIONS

Facilitated a meeting between Incheon, Korea officials and representatives from the LCA, Chamber, DCURD and City of Irving. Conducted a tour of the development for the 14-member delegation, comprised of individuals from the Incheon Free Economic Zone and the South Korean and Incheon governments, who are involved in developing a master-planned community near the Incheon International Airport.

Submitted articles for publication in The Irving Journal.

FINANCE AND ADMINISTRATION

Collected $5,737,038 (98.43%) of the 2005 assessments.

Fraud Risk Assessment program underway.

Completed 21 statements of account, 5 estoppel certificates and 34 resale certificates.

Database maintenance included 26 ownership changes and 160 updates.
